Aylesbury Property Market as we Kick Off 2023

We are undoubtably living through a difficult financial period; One where the cost of living is excruciating for many… However, statistics are showing that this is not stopping movers

Now there could be many reasons for this. Whether it be downsizing, moving area or other, but the market is still strong and we want to show you this so you can move into 2023 with a little bit of confidence; Confidence that the media seem to want to dash at every opportunity!

The Mortgage Market May be Settling

We would firstly remind you that we are an Estate Agent and don’t provide financial advice. However, we can certainly introduce you to our incredible network of brokers and IFAs who can and will guide you in your own personal circumstances.

What we can do is report on the facts of the market as they are now and how many experts predict it will go.

We released an article at the end of 2022, which discusses the many options still available on the mortgage market and that it is certainly not all doom and gloom – Read here: What is Happening to Mortgage Rates and What is the Outlook?

But where are we now?

Well according to Alice Haine, personal finance analyst at Best Invest (Via Forbes Advisor), mortgage rates are not likely to jump significantly and we seem to be past the peak of inflation. She said to Forbes: “Because interest rates are now expected to peak at a lower level than feared just a couple of months ago, mortgage rates – particularly on new deals – are not likely to jump significantly as rate increases have already been priced-in.”

Our advice is to engage a professional Financial Advisor with access to whole of market. This will give you the very best chance of gaining the best deal for you.

And Are People Still Moving?

Again contrary to the mainstream media…yes!

In week 1 of January 2022 there were 9,161 sales agreed across the UK. In the same period of this year, 2023, there have been 9,231 sales agreed! So certainly not the drop off that some people predicted.

Closer to home, we are delighted to say that 360 Properties topped the Rightmove list of Estate Agents in Aylesbury for selling time – Our average  for Q4 was a healthy 82 days, with an average of 194 amongst all Agents.

And were not just selling cheap – We always want to get the very best deal for our customers goal, ensuring we sell fast enough for a great price. Our average sale was £363k, with a £2000 average over asking price!
